Project specifications
Nivy Mall, the largest development project in Slovakia, sets a new standard for integrating green architecture within a multifunctional urban complex. This innovative project merges a new railway station with a shopping center, a market, a green residential roof, the tallest building in Slovakia, and a modern boulevard, creating a hub of activity and sustainability. A standout feature of Nivy Mall is its comprehensive use of greenery, particularly the vertical gardens and green walls that adorn the building’s facades. These vertical gardens are not merely decorative but serve critical environmental functions. The plants are rooted in special mineral wool that retains moisture and nutrients, ensuring their continuous growth and sustainability. HB Reavis, the developer of Nivy Mall, has emphasized the multifunctional benefits of the facade greenery. According to HB Reavis, the facade greenery not only enhances the building's aesthetics but also plays a vital role in environmental conse

Method of establishment of vegetation
Plants are pre-grown by LIKO-S in their nursery, where they develop in a controlled environment known as the foil plant. This pre-growing process ensures that the plants attain sufficient strength and vitality before being installed on the building.
Vegetation
The green facade is planted with carefully selected species of perennial plants.
Vegetation layer
The vegetation layer in the Biotile system at Nivy Mall utilizes Grodan®, a material designed with precision growing principles. Grodan® supports the vitality and longevity of living walls and has earned a European Ecolabel for sustainability. It enhances aesthetic appeal, supports biodiversity, and improves air quality, while providing thermal insulation and reducing the urban heat island effect.
Retention layer
The retention layer in the Biotile system at Nivy Mall efficiently manages water by storing and gradually releasing it to plant roots. This ensures consistent hydration, reduces irrigation needs, conserves water, and enhances plant health by maintaining optimal moisture levels and nutrient availability.
Filtration layer
The geotextile fabric is designed to be highly permeable, allowing water to flow through efficiently. Facilitates the rapid drainage of excess water, preventing waterlogging and ensuring that the roots of the plants do not remain submerged for extended periods. The fabric effectively filters out fine particles and debris from the water. Keeps the drainage system clear and functional, reducing the risk of blockages that could lead to water buildup and potential damage to the plant roots and structural components.
Drainage layer
Drainage Void Former Material: Composed of durable, non-degradable plastic or similar materials that create a gap for drainage. Ensures a gap between the waterproof backing board and the T section rails, facilitating proper drainage and preventing water from accumulating behind the panels. This helps maintain the dry environment necessary to protect the building structure.
Separate layer
The ventilated facade ensures that there is adequate air circulation behind the green wall panels. This ventilation helps to prevent moisture buildup and condensation, which can lead to mold growth and structural damage. By maintaining a dry and well-ventilated space, the facade protects both the building and the green wall system from potential moisture-related issues.
Protective layer
The backing board is made from high-performance, cement particle board. This material is chosen for its waterproof properties, ensuring that no moisture penetrates into the building structure.
Root layer
The root layer of the Biotile green wall system, implemented in Nivy Mall, plays a vital role in ensuring the health, sustainability, and robustness of the vertical garden. This advanced root layer is designed to provide optimal conditions for a diverse range of plant species, making it a cornerstone of the system’s effectiveness and reliability. At the heart of the root layer are the capillary breaks, which are crucial for preventing water from pooling. This feature ensures even distribution of moisture throughout the layer, which is essential for the healthy growth of plants. By maintaining consistent moisture levels, the capillary breaks help create a stable environment that supports vigorous root development. The growing medium within the root layer is specially formulated to retain the necessary moisture and nutrients while providing excellent aeration. This medium is a critical component, as it supports robust root growth by offering the perfect balance of water retention and d
